Your home will be advertised weekly in one or more local and regional publications. We also have the opportunity to advertise your property in national and global publications.

5. Showings, Realtor Caravans and Open Houses

We are available to show your home on a moment's notice. With your permission, we will hold open your home for Realtor caravans and public open houses in order to garner more exposure.

6. Accepting & Negotiating an Offer

Once you receive an offer (or multiple offers) we will walk you through the terms of each offer, discussing possible positives and negatives.  We want you to feel confident in the offer that you ultimately decide to accept. 

7. Escrow

Congrats! You have accepted an offer on your home.  It is time to open escrow.  Escrow is an independent imperial 3rd party to facilitate the transaction. The duties of an escrow holder include:  following the purchase agreement instructions given by the principals and parties to the transaction in a timely manner handling the deposits and coordinating with Title and Mortgage.

8. Due Diligence Period

The Buyer of your home will have a time period which is negotiated during acceptance of an offer in which they will have the opportunity to inspect and determine the condition of your home. Often times they will hire home inspectors, roof inspectors, heating specialist and more.  Upon the completion of the inspections a Buyer will have the opportunity to negotiate a concession amount for certain repairs with the Seller. This is a negotiation with the Buyer we will guide you through in order to get the best possible outcome. 

9. Closing

The buyer will deposit any escrow payments and sign necessary documents. The seller signs over the deed and closing statements and receives any money due. Congratulations you have officially sold your home.
